Home Information Pack [HIP]

Image We supply the full Home Information Pack [including the Energy Performance Certificate] for

  • £245 for all registered freehold properties up to 5 bedrooms [no VAT]
  • £260 for 6-8 bedroom properties
  • larger properties are by quotation
  • for leasehold properties and for commonhold properties add £35
  • for unregistered properties add £86

We can also offer a 9 month deferred payment option.

The searches and title documents in our HIPs are obtained by Quest Associates*, who also actually put the HIP together for us. Quest thereby ensure that the whole HIP is produced fully in accordance with the HIP Code of Practice** and that it is comprehensively insured.

Most of the documents that comprise a HIP must be available to potential buyers on the first day that the property is marketed. We can have these required parts of the HIP in place within 48 hours of the instruction so that there is the minimum of delay to the marketing.

Because we are an independent HIP provider, when you instruct us to provide your HIP, it is not tied to any firm or agent. This means that it is yours to take with you if you change estate agents

The completed HIP is accessed and downloaded online by, or on behalf of, the seller.
Printed copies can be ordered @ £14-38 each

A HIP is a set of documents that the seller of a home is required to provide to a prospective buyer.

The compulsory documents are:

  • Home Information Pack Index
  • Property Information Questionnaire
  • Energy Performance Certificate
  • Sustainability Information [only for newly built homes]
  • Sale Statement
  • Evidence of Title
  • Standard Searches [local authority, and drainage and water services]
  • and [for leasehold properties only] a copy of the lease

Optional documents that the seller may choose to include in the Pack are:

  • Home Condition Report
  • Legal Summary [a simple summary of the HIP]
  • Other Property Searches [eg mining, rights of way, flooding]
  • Guarantees and Warranties for works already carried out on the house

The HIP lets buyers see important information about the property at the start of the process so that there is less chance of surprises and problems later on. In this way, the HIP can reduce delays, so saving both the seller and the buyer time and expense.
